The counter offer for our home was accepted.....

So today is document day and then we begin the trek.
Question to you all: we are debating a moving company. Is that a reasonable way to go. We will be checking today for estimates. I really don't want to lug the heavy stuff.

Get a U-haul or Ryder. Everytown has day hire type of guys. In helena if you go to the God's love shelter, they have guys that have done this stuff. They are very good packers. Then just hire someone where you end up to unload.

BUT last Saturday the deal fell through. Sure did not want to move through this winter... Will put it officially back on three market in a couple of months.

Bummer, Did this year's winter scare the buyers off? How many feet of winter do you have now? Hope it all works out for you.

The young couple that was going to buy are locals. She was raised 4 blocks above us and he is also local. The appraisal came in under our price and we are stuck on that price. Tough to do an appraisal outside with 2 feet of snow on the ground... We have almost a 1/2 acre, fully fenced, two decks, two patios, gas piped to the bbq, landscaped/sprinklers, raised garden beds, garden shed, rv parking/sewer dump. It is paid off and if we have to stick around for awhile then so be it. Yep, we may dislike california but we will be patient.
The snow is beginning to disappear, getting some fair rains, but still have maybe a foot.

pretty much, none of the stuff you cited will effect the appraised value.

You can always ask for another appraisal. It worked on our last home.

You can always ask for another appraisal. It worked on our last home.
It all depends on the lender. Hopefully the next people will go through another bank.
